Are the needs of the workforce being met?  We can survey city and school district employees, healthcare workers, and other specific groups or neighborhoods to help understand the "real" demographics beyond blind statistics.  We help you understand housing preferences, shopping preferences, and commuting patterns that can guide policy toward meeting the needs of your workforce and reducing traffic.

What types of housing are undersupplied in the city or a specific neighborhood? 
We analyze the balance between those who work in an area and those who live in the same area to determine the optimum housing types that should be encouraged in order to reduce lengthy commutes and polution

How much parking is necessary? 
 It's critical to get parking just right.  Too much parking wastes precious land and capital.  Too little parking can cause the demise of an otherwise well-conceived project.  Don't just rely on parking ratio rules of thumb.  We directly survey potential residents, shoppers, or employees of planned projects to understand their commuting habits and parking needs so public policy reflects what the future users will actually need.

What other characteristics should developments have?  In addition to parking, our direct opinion surveys provide recommendations on unit sizes, bedroom counts, common area amenities, and other characteristics based on household composition and lifestyle.

Will there be demand? 
Successful cities and public agencies encourage only the types of development or redevelopment that have a market.  Understanding the market avoids encouraging the worst kind of blight, empty new buildings that may have been partially funded with public moneys.  Don’t just rely on past performance of the market.  Our proprietary jobs and income-based demand analysis is forward thinking.

What’s the optimum unit mix for absorption?  Don’t just copy the existing properties in a neighborhood or rely on architects or planners.  We calculate the demand for each unit type based on quantitative demographic analysis.
